How To Time Your Listing For Great Results
Can you imagine what would happen if you tried to have a garage sale on a Tuesday ? Do you think many people would show up ? More importantly, how do you think it would impact sales ? There's a reason people are strategic about timing when they plan garage sales. They choose a specific with time of year, time of week, even time of day. This is because they know that the more people that attend the better sales will be. So they plan it when people will be around, and have free time in their schedules to come haggle over old stuff.
This illustration can be likened to how important timing is when it comes to selling your home, and the how good or bad the sales outcome will be. Lets look at two areas of timing that will have a big impact. The time of year and the time of week...
When it comes to the time of year that is best to list your property the key things to consider are...
-When are the most amount of potential Buyers looking for properties in your market ?
-What time of year does your property look it’s best ?
-Based on the profile of your ideal Buyer, what time of year are they most likely to be actively looking at properties ?
If you can answer those questions and incorporate that into your marketing plan you are off to a good start.
Now let's talk about the time of the week. This may seem like a small detail but it can make a noticeable difference in your sale. Just last week I saw a property get listed late on a Friday afternoon of a long weekend. What do you think most people are up to on Friday at 4pm of a long weekend? You thought right, Realtors have already checked out, most people have weekend plans and many have already started having some fun. Needless to say your listing is likely to go unnoticed. The result of this is that your property sits on the market for the next 4 days with little to no showings. To make matters worse, after the long weekend is over many people are overtired, stressed, getting back to work etc. all of which makes the next few weekdays pretty unproductive as well. When planning what day of the week to list your property ask yourself the following questions:
-What days of the week are potential buyers most likely to request a showing?
-Are there any holidays or unusually bad weather in the forecast that could get in the way of showings?
Once you have answered those questions you'll be ready to list your home at the best time possible for lots of showings, fewer days on the market, and the best sales price possible.
