When To Take Listing Photos To Generate More Showings
We all know the saying that timing is everything, and the same is true for timing the listing photoshoot of your property. One aspect that should go without saying, and is often overlooked or ignored due to scheduling, is the weather. The weather is difficult to predict and can change at a moments notice. This can be frustrating and make it a challenge to schedule things, but waiting for good weather, which ultimately means good light will have a massive impact on the marketing of your property. The listing photos of your home typically form the first impression for potential buyers, and a return to again and again following showings, so waiting for a day the sun in shining is well worth the wait.
Another key aspect is the lighting, after all photography is all about light. We feel a true representation of the light within your home and around your property creates an authentic connection with potential buyers. This initial connection is then strengthened when potential Buyers view the property in person. In order to capture these types of photos, it is critical to have a planning walk-thru of the property before shooting photos. This allows the photographer to fully understand the property orientation, the shadows, and the surroundings in order to plan a time of day that presents the best opportunity to capture the property in it’s best light. In many cases it’s not possible for buyer showings to be at the best times, so it’s all the more important to have the photos available that show just how warm and amazing the property feels at those times. This may mean that you have to plan multiple photoshoots to capture certain areas of the home and yard at different times of day, as the sun and light moves around the property.
