Ten things you can do to create a great showing experience
Everybody loves a good experience and whether good or bad, many like to share those experiences with others. We all know what it’s like when we try a new restaurant. We pay attention to all the details don’t we. How we’re greeted when we walk in? Is the space too bright or too dark ? Where’s our table located and is it comfortable ? This is all before we have even tried the food.
The same can be true with homebuyers. A big part of them deciding what home they’ll purchase will be based on the experience they had when viewing the property. At Homelab our Realtors do our best to attend showings of our listings to make sure we’ve done all we can to help our Sellers capture all the details that create a great experience for potential homebuyers.
We realize we can’t work with everyone so we’ve put together a list of things you or your Realtor can do to prepare for a great showing experience that will be remembered and talked about in a positive way by both the Realtor and their clients. No doubt some of these things seems obvious, but more often than not a number of these things get overlooked.
1. Remove all vehicles from the front of the home to allow people to appreciate the homes character
2. Hose, sweep, or blow off all driveways, walkways and outdoor furniture
3. Mow the grass, weed the garden beds, and put away the tools
4. Turn on all lights including lamps, under valence lighting and hood fans
5. Open all window coverings completely, unless there is a specific site line that would benefit from only partially opening
6. Wipe or mop floors and surfaces, and clean bathrooms at a minimum.
7. Try to avoid cooking before showings, and if it can’t be helped, open some some windows to allow a little fresh air through
8. If the weather is good open up doors that connect with the outdoor living space so they can experience the flow
9. Remove countertop appliances, clutter and food from countertops to show just how much space there is
10. Have your Realtor attend to answer unique questions and provide support to the buyers Realtor, without crowding them
and of course get fresh flowers (k that’s 11).
